OC Meeting Updates - Nov 2024
The OC continues to work with Mia Property, the builder, and other trades to resolve outstanding building issues. The most recent activity has included:
Shout out to the volunteers on each level who have done a maintenance audit and identified issues that are now being repaired.
We are in the process of fixing the car lift emergency phones. Please text the group or call …. if you get stuck in the lift
Grow lights will be installed in the garden aimed to fill out the empty patches
All residents are requested to audit their own storage spaces immediately to ensure that no flammable liquid, dangerous material or foodstuff is stored in the basement area and that there is nothing blocking any drains that run the perimeter of the basement or pose a risk for access in the case of a fire.
The heating system has been turned down for the summer and will reactivate in March/April 2025.
The builders are still working toward completing the L3 roof insulation and repairs to the L5/L6 walkway ceiling.

The final building security measures are underway. We encourage everyone to ensure all property is securely locked in your storage cage, you don’t have visible high-value items in your car, bikes & equipment are locked, and the front gate is definitely latched behind you
Your Committee of Management along with Mia Property Manager have been working with the developer, builder and car lift installer for some time to resolve the regular breakdowns.
The decision has been made by the committee to raise a special levy of $110,000 (inc gst and inclusive of a 10% contingency) to address the ongoing problems with the car lift that relate to regular brake system faults.
The special levy will be raised in two instalments and will coincide with the February 2025 and May 2025 quarterly levies. Please contact Mia Property Manger if you are experiencing financial stress and need to put in place a payment plan.

The builder has been back on site to assess the work needed to complete roof insulation for L3. The next step is coordinating trades for various tasks to be completed, such as installing the anchor points for safe working, checking the waterproofing membrane and then completion of the insulation layers.
Site visits in order to provide quotes for work to address the required repairs to the L6 Common Area (with the aircon units) to stop water leaks to L5 walkway ceiling below.
Car Lifts - Multiple meetings with car lift technicians were held last month and subsequently three possible paths for resolving the issue of the brakes mis-firing were identified. The preferred option is currently being pursued with the brake manufacturer in Germany.
A car lift survey to ensure that we maintain safe operations of our car lift (non inducted drivers and oversized or overweight vehicles) has been issued to all owners/residents by Mia Property. It has been identified that these factors may have also be a contributing factor to the frequent and very costly call outs for repair to our car lifts. All residents/owners need to complete the survey.

The budget is tracking well for the financial year, assisted by the successful insurance claim to cover the repairs to the heat pump
Progress is being made on rectifying leaks visible on L3 and L5 walkway ceilings
Getting the insulation completed on L3 roof is still posing a challenge but we hope to have the builder back on site to do this work soon
Next steps to get the second car lift operating, and both running reliably, are underway – a workshop with the technicians will take place in the next week
Maintenance and Safety Audits are going well with support from our volunteer residents – potential climbing hazards on OC common property are key areas of focus to address over the coming months
Investigation of next steps for resolving car lift operation with meeting of original installers to be scheduled as other avenues have not been successful in resolving brake software problems.
Obtaining quotes for garden grow lights to improve growing conditions for end of large garden bed in Lobby.
Ongoing resolution of building leaks with meetings of builder and trades, and times for repair work scheduled.

The Rochester website has been updated to include a monthly summary of issues dealt with at Committee meetings.
With the new tenant PetStock, the OC Committee has dealt with issues related to Common Property such as the installation of an AC compressor in B1, signage on windows, and additional waste services.
Car Lift 2 is still offline awaiting adjustments to the brakes to reduce call outs from brake activation faults. We will keep residents posted on progress.
Volunteers doing Maintenance Checks throughout the building have lodged their first reports, and the OC Committee is prioritizing actions to start addressing the issues identified.
With funds from the Yarra City Grant, The Rochester now has 7 electrical circuits being monitored to help improve energy use efficiency. You can see one of the meters in B1 near the exit door.
Shout out to the Rochester residents for pitching in to help with car and passenger lift troubleshooting this month. We are working with the car lift servicing company on a number of programming upgrades to minimise the issues with the brakes misfiring due to debris blocking the sensors.
Bike and utility room waterproofing upgrades are in progress and should be finished by the end of the month.
We are happy with the new security upgrades including a front gate 360 degree camaera and CCTV feed. The last of the security upgrades are in progress.
The building leaks report has been finalised and we are working with Mia Property to find an appropriate resolution.
