With a commitment to achieving zero net carbon emissions for the building’s operations, this all-electric, fossil fuel free development has a strong environmentally sustainable focus on energy efficiency & performance, transport, building materials & finishes, indoor environment, rainwater harvesting, waste and urban ecology, and is powered by 100% renewable energy.
The Owners Corporation Committee met on 11 May 2026 to review ongoing projects, and maintenance priorities.
Community & Recognition: Thank you to all who contributed to the Feast for Freedom fundraiser, and a big thanks to Sonia for organising it. Together we raised $525.
Maintenance: The Committee is organising deep-cleaning of the ground floor common areas, along with some additional spot cleaning.
Financial Position: The OC remains in a strong financial position, with approximately 48% of the annual budget spent while 61% of the financial year has passed, leaving healthy contingency room.
External lighting, short stay review, and the owners' information pack mentioned the April minutes are all still progressing along according to plan.

OC Meeting Updates – March 2026
Community & Recognition: Thank you to the Back-Up Bin Team (Steven, Aaron and Ben) and all residents who volunteered their time to clean walls across each level — a fantastic community effort.
Maintenance & Building Works: Negotiating Deacam contract works remain ongoing for the car lift. Balcony works, leak commissioning and balustrade bolt repairs are progressing Timing for Level 2 balcony works continues to be coordinated.
Safety & Security: The OC has endorsed repositioning basement cameras and proceeding with the fob audit. Work is also underway to improve safe charging practices for e-bikes and scooters.
EVs, E-bikes & Scooters: EV survey results were reviewed. A transitional approach to recovering electricity costs for EV charging has been endorsed, alongside further investigation into optimal charging locations for batteries from e-bikes&scooters. Communications on EV and e-bike charging will be circulated.
Waste & Recycling: Feedback from the bin room campaign was discussed, with new signage to be developed to improve waste sorting and reduce contamination.
Finance: As of March, 33% of the annual budget has been spent with 42% of the year elapsed. Arrears are being actively managed, including resolution through an upcoming settlement.
Communications & Events: Planning continues for community initiatives.
OC Meeting Updates – February 2026
Community & Recognition: Thank you to Trish, Fraser, Hannah and Steve for their ongoing work supporting waste management and recycling efforts in the building.
Maintenance & Building Works: Deacam contract works remain in progress. Timing of works to the Level 2 balcony is being coordinated. Commissioning works for leaks and balustrade bolts are underway, with additional quotes being sought. A broken cord identified in the passenger lift has been reported, with reminders to residents to promptly notify the OC of any issues in and around the building.
Safety & Security: A new fire safety risk was identified relating to scooter charging in basement areas; follow-up is underway. External building lighting options are being explored to improve street-level security.
Short Stay: The Short Stay letter to owners has been finalised and will be circulated shortly. Planning continues for a Short Stay sub-committee and future engagement activities.
EVs, E-bikes & Scooters: The EV survey has been circulated to owners and residents. Draft e-bike guidelines are in progress with further work underway to identify safe charging locations and cost implications.
Waste & Recycling: Feedback on the bin room campaign was discussed, with a focus on balancing education, privacy, and effectiveness. A review of costs associated with waste co-mingling is underway to inform next steps.
Finance: As of early February, approximately 30% of the annual budget has been spent, with 35% of the financial year elapsed. Arrears are being actively managed, including resolution linked to an upcoming apartment settlement.
Communications & Events: Website updates are in progress as we await a new Mia Owners Pack. Rochester Community Spring Clean scheduled for Sunday 22 February.
